What Coloradoans Are Looking for When Buying a Home

1. Clean/Updated: Most people in and around Denver want a home that is updated and fairly move-in ready. Now that the real estate boom has started to level out some, people desire updated bathrooms and a kitchen, especially if the asking price is 400k or above. Many home buyers are not as interested in a “fixer upper” but want a nice home without having to imagine “what could be” too much.
2. Staged/Ready: When listing your home, many buyers are expecting things to be professionally staged. Much of the Denver market has transitioned into a less lived-in looked and have things professional setup to optimize the look and feel of the home. A cluttered home with outdated furniture and decor could work against someone selling their home in Denver metro.
3. First Week, Best Week: Even though Colorado real estate has tempered, the time homes are staying on the market has not. If a home is appropriately priced and updated it will likely have multiple offers within the first week and be under contract within 2 weeks. Although the inventory has improved for housing, the number of people moving here/home buyers has not fallen off. Make sure if you are listing your home to speak with a competent real estate agent to make sure you list well from the very start. If a house sits too long on the market, buyers will become wary and wonder if there are issues with the home.
